If they have constant disputes then it is likely they will experience the same with you. They must have the right personality and people skills so that you collaborate for the good of your project.

Do not miss on their work ethics and track records. They must prove that they can comply with the legal requirements. As a matter of fact, they are expected to be licensed as authority to practice. Try to verify this information as much as you can.

Check on the terms of the contractor. They should be affordable at least with realistic terms. You can invite bids and compare what contractors are bidding. This way you will save costs and run the project without financial pressure.
