Modular construction falls under the industry of construction and building. As a sector within its own rights, it involves the production of constructions under controlled company conditions. The only difference of module-oriented constructions and site-built structures is that the former are products off-site. It adheres to state and federal standards and codes of construction. RBs are often designed for reusing and repurposing several times. They can also be moved to different building sites when necessary. They are used for various functions such as schools, medical clinics, church buildings, construction site offices, and sales centers.

Several benefits are attached to a relocatable building. First, relocation and delivery are very simple. They are also cheap to buy and one can have them reconfigured to any design they would like. They are very flexible and offer accelerated depreciation schedules. Installation is not done on permanent foundations. Installation should be done in compliance and strict adherence to guidelines that manufacturers provide. Local building codes should also be followed.

Prefab structures are stronger than site-built construction in terms of structural integrity. The reason is that every module used is engineered independently to enable it withstand pressure exerted on them when transporting and installing. Once assembled together and sealed, they form an integrated unit with a single floor, roof, and wall. To make the quality of construction at every stage of production superior, independent inspection and testing protocols is done.

This technique of construction comes with various benefits. First, the method improves greatly in terms of the quantity of time required to finish construction. It usually consumes less than 50 percent of the time required build a conventional building. With the current technology, methods of construction have improved so much hence better styles and designs.

Module-oriented construction eliminates over 80 percent of building construction activity from the site. This ensures that there is minimum vehicular traffic and site disruption. It also improves security and safety. In education and healthcare facilities, the reduced construction activity on site is very important because it ensures that daily activities are not interfered with.
