The Right Commercial Building Management Firm Will Save Money

There are a lot of things that a facility manager must be aware of and knowledgeable about. The physical plant as well as electrical needs and heating and cooling systems are just a few of these. Making sure everything is taken care can be handled by setting up a department for this. A better choice, however, will be to contract with a commercial building management company as they can handle it all easier than that department.

Looking into all of the many systems that are there, you will need to take stock of each and what is known about them. They may be older than you would prefer, such as a heating and cooling system that may have been installed 10 or 20 years ago. This will usually take the form of a boiler and various pipes and conduits running throughout the physical site. This will take professionals who know this system and have access to the older parts needed to maintain them.

Plumbers are not cheap in any situation. Keeping a crew of them for the many issues you may have is not something many companies want on their budget. Having them and keeping them busy is also something to be avoided. The management firms will have them ready and only on site when they are truly needed.

By regulations, statues or law, most states require licensed individuals to deal with all electrical work. This is true for plumbers, heating and cooling work as well as most construction efforts. The costs for all of these can be prohibitive unless monitoring is implemented and that takes time and effort. The outside firm has systems in place to manage this schedule and keep costs at a minimum.

Many other areas are in need of professional attention. These will include roofing systems and drainage issues from the roof. Also included will be flooring, walls, ceilings, interstitial areas as well as many outbuildings and subsystems that may be of local invention. Keeping a large group of tradesmen for all of these issues is disruptive and can be easier to handle with an outside firm.

The normal cleaning and waste removal from the site is another consideration. Custodial companies are the best for this as they have the training and experience. They, just like all other specialists you will have to monitor, have their special tools and equipment. This firm will be involved in cleaning the offices, kitchens, break rooms and all other areas to maintain a healthy environment for your employees. Pressure washing and window cleaning is also part of these tasks.

There are many skills necessary when maintaining a large commercial building. The knowledge that must be obtained may just be above the newly assigned to this position. Finding a management company will go a long way toward getting all of the tasks done as well as the recommendations about how to do other things. These outside firms have the experience and skills as well as the equipment and professionals ready to deal with anything that comes up.

A commercial building management company can show you what systems they have in place to ensure everything is happening in the proper order at the proper time. Most of these firms will be contractors in one or more of the specialties needed and have personnel from other trades as part of their management team. Part of the secret about how they know what is happening is they use the janitorial staff as their eyes and ears.
