Insights On Parking Lot Sealcoating And Striping Central Alabama

By Nancy West

Pavements and driveways that are made of components containing asphalt are applied a liquid sealer or a sealcoat as a method of protecting the length of their use. Although there has been no solid research that proofs the effectiveness of this mechanism, it has been applied for a long time. For parking lots, striping is done once paving has been done and sealcoat has been applied. It is, therefore, wise to experts on Parking Lot Sealcoating and Striping Central Alabama when undertaking to construct asphalt-based structures.

Asphalt pavements consist majorly of fine stones, sand, and the asphalt cement which acts as a binder that holds all other elements together. It is also responsible for giving such areas their black color. In order to maintain such areas, a seal coat is plied. It is useful in the prevention of degradation of the area as well as an extension of the life of the pavement. Harmful substances such as rain, UV rays, and oil among others may cause the area to brittle and crack. Sealcoats prevent such and lowers cost of repairs.

There are different types of sealers which are of different qualities. They include the refined tar-based sealer, the asphalt-based sealer, the petroleum-based sealers among others. The refined tar-based sealer has been primarily used as it offers the best protection. It is highly water and chemical resistant in comparison to the other two mentioned. The asphalt-based sealer is also good water and chemical repellent. Unless otherwise stated, one can use a sealer of their preference.

Before applying the layer of coating, the surface should be cleaned. This can be done through sweeping or using a blower. This is carried out so that proper adhesion takes place. Sealers can be applied through spraying as the equipment used is fitted with pressurized nozzles. They are required to maintain the consistency of the sealcoat mix. Two layers of the coat are applied between 24-48 hours. This process should be avoided in rainy seasons.

It is important to note that the coat takes about 24 hours to dry and, therefore, no car should be allowed in the area during this time. Sealcoats can be reapplied every two to three years as is the given standard or depending on the deterioration of the parking lot. This will continue to extend the life of the surface for over 12 years or more without needing repairs.

Not only do they offer professional sealcoating application but as well handle the techniques of stripping the pavement. Striping usually entails painting the lines across lots to guarantee the safety of the vehicles. Again, it enhances its appeal.

The best paint to be used is often the acrylic waterborne paint that must be applied at very high temperatures. Instead of applying one thick coat of paint it is advisable to apply to thin layers for a more pleasing outlook. Restriping can be done every two years or when the paint fades to less that 75% of its original color.

The process of undertaking such activities to the driveways can be very expensive depending on the materials that are being used. Its, however, beneficial in the long run as future cost of repairs are avoided and is recommended by contractors.
